Over the last 6 months, the Peel community has been forced to grapple with the senseless tragedy of several youth suicides within our community. These deaths have had an enormous impact not only on the families and friends of those involved, but also on the wider community as a whole.

Unfortunately, suicide is the biggest cause of death in young people in Australia. Youth who come from regional areas tend to be more at risk, with an increase in mental health problems stemming from a variety of issues such as higher unemployment, housing stress and social isolation.

The sharp increase in recent youth suicides in the Peel Region has raised awareness of mental health issues, and also the lack of resources available to our young people. Both state and federal governments have been heavily criticized for their lack of real funding to such an important social issue. Mandurah’s local business community has rallied behind this important cause showing great generosity.

Madora Bay Partnership has made an honourable donation of $25,000 to PYMS (Peel Medical Youth Services) and a further $25,000 donation to Passages Resource Centre. “As local corporate citizens, Madora Bay Partnership is keen to assist in overcoming this scourge on the young community of Peel,” said Madora Bay Partnership Director, John Perry.

PYMS require funding for their 3-Tier Youth Mental Health Program which is ready to be rolled out across schools. Passages Resource Centre assists homeless youth in finding safe accommodation. Other community support has come in the form of charity raising events such as Choirfest which involves more than 300 children holding a concert to raise money towards mental health programs. Bendigo Bank donated $2,500 towards this event and the City of Mandurah donated $2,000. On Saturday 5th September, the Peel Chamber of Commerce held their annual Business Excellence Awards Ceremony for 2015. These awards recognise businesses of all sizes for their contribution to the Peel Region. H&N Perry along with Madora Bay and Florida Beach Estates were proud to sponsor three awards for the evening. Pinjarra is a town within the Peel Region situated to the east of Mandurah. REIWA have released their sales statistics for the April-June 2015 period and the results show a predictable steadiness in the Mandurah / Murray region.

Most suburbs have retained their value over the quarter, and many have benefited from an increase in the annual median. In fact, there are two Peel suburbs, Pinjarra and Coodanup that have secured a place in the Top 10 Regional Sales for 1 year. The annual results for the Peel Region are as follows…

Home owners in the Peel Region have two very good reasons to be smiling this week.

One is that the Reserve Bank have decided to keep interest rates on hold at a record 2.5% low for the ninth month in a row. This move offers great stability to home buyers and will assist in retaining confidence in the real estate market.

The other good news story is the release of REIWA’s quarterly sales statistics. Home owners can rejoice that in the first three months of this year, nearly all Peel Region suburbs with more than 30 sales continued to climb in value.

The highest performers for the March 2014 quarters are…

1. Madora Bay up 6.3%     2. Dawesville up 3.9%     3. Falcon up 3.6%     4. Silver Sands up 2.4%     5. Greenfields up 2.1%

Some buyers have been frightened by recent reports of housing unaffordability. This has been compounded by media reports of the state government reducing stamp duty concessions for first home buyers. The beginning of 2014 has seen the demand for mid-range properties increase steadily across the Peel Region. Buyers looking to upgrade are seeking out good quality homes in excellent locations priced between $500,000 and $800,000. Modern family homes in this price bracket are being sold extremely quickly. In fact, just recently H&N Perry’s Sales Director, Frank Lawrence sold a home in Madora Bay just 1 week after it was listed for sale at $640,000.

Just this week, the Mandurah suburb of Halls Head was represented three times in Landgate’s Top Weekly Sales list. A property in Aztec Island Retreat was sold for an impressive $1,950,000 propelling the suburb to No.7 in the ‘Top Ten Sales’.
