Over the last 6 months, the Peel community has been forced to grapple with the senseless tragedy of several youth suicides within our community. These deaths have had an enormous impact not only on the families and friends of those involved, but also on the wider community as a whole.

Unfortunately, suicide is the biggest cause of death in young people in Australia. Youth who come from regional areas tend to be more at risk, with an increase in mental health problems stemming from a variety of issues such as higher unemployment, housing stress and social isolation.

The sharp increase in recent youth suicides in the Peel Region has raised awareness of mental health issues, and also the lack of resources available to our young people. Both state and federal governments have been heavily criticized for their lack of real funding to such an important social issue. Mandurah’s local business community has rallied behind this important cause showing great generosity.

Madora Bay Partnership has made an honourable donation of $25,000 to PYMS (Peel Medical Youth Services) and a further $25,000 donation to Passages Resource Centre. “As local corporate citizens, Madora Bay Partnership is keen to assist in overcoming this scourge on the young community of Peel,” said Madora Bay Partnership Director, John Perry.

PYMS require funding for their 3-Tier Youth Mental Health Program which is ready to be rolled out across schools. Passages Resource Centre assists homeless youth in finding safe accommodation. Other community support has come in the form of charity raising events such as Choirfest which involves more than 300 children holding a concert to raise money towards mental health programs. Bendigo Bank donated $2,500 towards this event and the City of Mandurah donated $2,000. There will also be a PYMS Charity Ball held on the 18th June at Bendigo Bank Stadium with all funds raised going to the PYMS 3-Tier Youth Mental Health Program.PYMS SmallPassages Small

The release of REIWA’s sale statistics may not seem like good news for sellers, however if you are buying and selling in the same market you will hold the value of your property dollar. A fall in population growth for the Peel Region has created a generous supply of properties for sale which is giving buyers a lot of extra choice. These conditions are favourable to both first home buyers and also growing families looking to trade up.

Traditionally the Mandurah / Murray Region experiences a slight decline in sales over the winter months before rising again over summer. Wise buyers will use these statistics to make their purchase over winter.

For investors, a more accurate measure of long term capital gain is best established by looking at growth over a 5 year period. The top 5 suburbs in the Mandurah / Murray region over the last 5 years are…
1.    Madora Bay    Up by 2.5%
2.    Greenfields    Up by 2.2%
3.    Wannanup    Up by 2.0%
4.    San Remo    Up by 1.6%
5.    North Yunderup    Up by1.6%

We are seeing a steady flow of buyers taking advantage of those properties that are priced realistically. If you’re interested in selling and would a realistic appraisal of your home’s value in today’s market, call H&N Perry on 9535 1822.

It’s been well advertised that WA’s real estate market has been experiencing a flat period, however sales in the Mandurah / Murray Region have produced a mixed bag of results according to REIWA’s latest statistics.

Overall the Mandurah / Murray Region recorded 0.0% growth over the last year. A slight dip for the quarter didn’t affect the area’s long term growth of 0.5% over 5 years.

Compared to Perth, Mandurah offers its residents an enviable lifestyle and excellent value for money in housing options. The top 5 performing suburbs over the last 12 months are

  1.  Dudley Park – up by 4.9%
  2.  Madora Bay – up by 3.5%
  3.  Erskine – up by 3.0%
  4.  Pinjarra – up by 1.0%
  5.  Dawesville – up by 0.9%          (Based on suburbs with more than 30 sales)

There has been a steady flow of buyers taking advantage of those properties that are priced realistically. If you’re interested in selling and would like to know the value of your home in todays market, call H&N Perry on 9535 1822.

The quarterly statistics for June to September have been released by REIWA, and as expected, the majority of Mandurah / Murray suburbs have remained steady in value

Annually, Pinjarra and Madora Bay have been the best performers with and increase in value of 17% and 6.5% respectively. For the quarter, the top 5 performers are*

1.    Madora Bay    Up by 2.5%
2.    Greenfields    Up by 1.2%
3.    Lakelands    Up by 1.2%
4.    Dudley Park    Up by 1.0%
5.    Erskine    Up by 0.7%

*Based on suburbs with 30+ sales.

The number of houses listed for sale has blown out dramatically over the last quarter giving buyers a wide range of properties to choose from. Whilst there is still  plenty of active Buyers, the large range of stock available is putting pressure on Sellers to negotiate their prices. If you’re a Buyer, now is an ideal time to snag a bargain!

Even in a tough market, H&N Perry continue to negotiate the best deals for our Sellers. Our office has been selling property in the Mandurah area for over 65 years and we have the local knowledge to close successful deals that are satisfying for both sellers and buyers.

If you’re looking for an agent who will work hard for you, call H&N Perry on 9535 1822.

This week the Suburb Spotlight is shining on San Remo. It’s quite an exclusive address given its small size and quality location. Take a look at the amenities on offer and houses for sale in San Remo.

San Remo is one of Mandurah’s smallest suburbs and is nestled between Karinga Road, Madora Bay and Watersun Drive, Silver Sands. It is a prime location being close to the beach, Mandurah Foreshore, Meadow Springs Shopping Centre and has easy access to the Kwinana Freeway.

Recently the Mandurah Surf Life Saving Club was built on Orestes Street which offers locals a range of water based activities as well as a lovely cafe.

The suburb was originally marketed as a holiday destination with blocks being sold along Acheron Street and Ormsby Terrace for a £10 deposit with repayments of £10 per month!

It’s no secret that when it comes to choosing a homesite for your family – bigger is better, and the only thing better than big blocks is being near the beach. Madora Bay has the biggest blocks close to the beach this side of Mandurah, but you’d better be quick because they’re selling fast!

Our last release of family sized lots saw buyers camping overnight to secure their dream homesite. 40% of this stage was sold in one day with all of the sales being larger sized blocks up to 897sqm. Our other stages with large homesites are also selling fast with our largest block of 927sqm being snapped up last week.

But don’t worry – we’ve still got some choice homesites up to 666sqm with wide frontages available for you! Plus, when you buy in Madora Bay we’ll make your house a home by including free colorbond fencing and a front yard landscaping package, naturally conditions apply.

With the State Government now ending all First Home Owner Grants on established properties, first time buyers are better off building their first home. Madora Bay has some great homesites starting at $185,000. When you include the free fencing and landscaping this equates to excellent beach side value.

It was a cold couple of nights for some Madora Bay buyers who spent two nights camping at the Sales Office in anticipation of the new land release – Stage 19a. By Friday night there were seven parties who had set up camp. Spirits were high as the new ‘neighbours’ discussed the homesites they wanted to buy. Estate Manager, Bryan Cusick provided the eager buyers with piping hot pizza and the Sales Office remained open for use of the amenities. With the footy being a hot topic on the night, one buyer even brought down a TV so they could all watch the West Coast Eagles fly to victory. More people arrived at 5am and 7am ready for the official release at 9am on Saturday 12th September.

Needless to say 45% of the new stage was eagerly snapped up on the first day. Stage 19a represents excellent value for money and there are still some great blocks available ranging in size from 320sqm to 666sqm. They all come with a FREE fencing and landscaping package, naturally conditions apply.

Madora Bay has proven to be such a popular land estate that it has become very common for buyers to camp overnight at a new land release in order to secure a first choice homesite. This is largely due to the quality of the beachside neighbourhood and its close proximity to Mandurah and Perth via the Kwinana Freeway. There’s more than one reason why Madora Bay is known as
‘The Right Side of the Road’, come down and take a look for yourself. For more information call Bryan Cusick on 9582 0489 or visit madorabay.com.auPage 1 Promo 17.09.15

Last week REIWA released their statistics for the year of 2014 and the results for the Mandurah / Murray area were very positive. Annually, property values have grown in all suburbs with more than 30 sales. This is good news for those who have already invested in Mandurah’s real estate market, however with prices softening slightly over the last quarter, there is an excellent opportunity to buy now before prices rise again.

The Reserve Bank’s latest interest rate cut to a historic low of 2.25% has already created a 40% spike in home loan enquiries. It has been predicted that there will be another rate cut in March which will further increase the demand for homes, ultimately leading to an increase in property prices. By purchasing your home now while prices are steady, you may benefit greatly in the future.

Mandurah’s Best Performing Suburbs for the Year 2014 are as follows…

1st             Coodanup            +16%

Equal 2nd   Wannanup           +12%

Equal 2nd   Falcon                 +12%

Equal 3rd   Madora Bay          + 8%

Equal 3rd   Meadow Springs    + 8%

H&N Perry have a great range of properties for sale including waterfront and canal homes, family homes and investment properties. Call our office on 9535 1822 and one of our friendly sales reps will find something that suits you.

Two weeks ago, Madora Bay released the first part of Stage 18A to an eagerly awaiting public. Consisting of 6 large homesites, the blocks were snapped up quickly forcing the early release of the rest of the stage. A further 10 lots are now available for sale.

Stage 18A is in an excellent location overlooking public open space and just a short distance to the beautiful sheltered waters of Madora Bay Beach. They also come with generous early building incentives including free side and rear fencing as well as $4,000 worth of front yard landscaping, naturally conditions apply.

Family sized homesites in Madora Bay have been in high demand this year. There has been a continuous shortage, as land releases are selling out within weeks of release. The wait is over… Madora Bay’s new land release is finally here! The overwhelming popularity of land sales in Madora Bay last summer resulted in a shortage of land supply throughout this year, however we now have 6 new family sized lots set to be released this Sunday at 12 noon.

H&N Perry Real Estate are celebrating again having picked up their second round of awards this month. Following their double award winnings at Ausnets Quarterly Awards Ceremony, H&N Perry have been ranked1st by REIWA for land listings sold in the April 2014 quarter.

The Real Estate Institute of Western Australia (REIWA) is a state wide organisation that encompasses a large percentage of WA’s real estate agencies and professionals. It is a great honour for H&N Perry to be recognised as the top Western Australian agency amongst such a large pool of real estate professionals.

Whilst other real estate organisations admitted a fall in land sales across the autumn months, H&N Perry consistently sold land across the span of Mandurah from Dawesville to Madora Bay beating our nearest competitors by a whopping 38%.

Given H&N Perry’s long history in the Peel Region, it is no surprise that Mandurah’s residents are keen to put their trust in our local real estate agency. Home owners in the Peel Region have two very good reasons to be smiling this week.

One is that the Reserve Bank have decided to keep interest rates on hold at a record 2.5% low for the ninth month in a row. This move offers great stability to home buyers and will assist in retaining confidence in the real estate market.

The other good news story is the release of REIWA’s quarterly sales statistics. Home owners can rejoice that in the first three months of this year, nearly all Peel Region suburbs with more than 30 sales continued to climb in value.

The highest performers for the March 2014 quarters are…

1. Madora Bay up 6.3%     2. Dawesville up 3.9%     3. Falcon up 3.6%     4. Silver Sands up 2.4%     5. Greenfields up 2.1%

Some buyers have been frightened by recent reports of housing unaffordability. This has been compounded by media reports of the state government reducing stamp duty concessions for first home buyers. H&N Perry would like to assure all buyers that although the Perth real estate market has become unobtainable for some, there is still a good range of affordable properties for sale in the Peel Region.

Homesites that are only 500 metres from the beach, can be bought for as little as $135,000, just south of Mandurah at Florida Beach. This represents excellent value and a great opportunity for all buyers to make a solid investment in beachside land. We also have a range of affordable established homes for sale and encourage buyers not to delay in taking that all important first step on the property ladder.

If you’re a home owner and would like to know how much your property is worth, call one of our experienced Sales Representatives on 9535 1822. H&N Perry specialise in the sale of residential and commercial properties throughout the Peel Region. We can help you achieve the best price for your property.

If you’ve been waiting for a beach front homesite at Madora Bay – now’s your chance to secure one! Madora Bay Partnership have just released two new exclusive lots overlooking the beautiful Madora Bay Beach.

These two homesites are a generous size of 588m2 and 555m2 with the benefit of rear access which will allow you to build a home that takes advantage of the wide ocean view. The developers are also offering very generous early building incentives of $20,000 cash back plus front landscaping, naturally conditions apply. Priced from $495,000, the lots are level and fully serviced.

Madora Bay is well known as the ‘right side of the road’ for many reasons. In 2012, the Australian Bureau of Statistics recognised the northern Mandurah suburb as home to the Peel Region’s highest income earners. It’s quiet neighbourhood streets and playgrounds offer families a safe place to raise children whilst still being close to amenities such as the shopping centre, private and public schools, Mandurah Surf Lifesaving Club, Mandurah Foreshore and the Marina. Madora Bay’s close proximity to the Kwinana Freeway entry also offers residents easy access to Perth city.

Earlier this year, two beach front lots were released and snapped up within the week. It is expected that these two lots will generate a similar response so it is advised that you act now before it’s too late. For more information or to secure your homesite today, call H&N Perry’s Bryan Cusick on 9582 0489 or visitmadorabay.com.au
