The sun was shining and the water was sparkling last Saturday for the Port Bouvard Surf Life Saving Club’s ‘Open Day’. Located at Pyramids Beach, the surf club opened their doors for Nippers and Membership registration, and also for the official opening of the Florida Beach Function Room.

At the beginning of this year, Florida Beach Partnership generously sponsored PBSLSC to the tune of $50,000. This was a cash donation to be used by the club for whatever they need. In return, Florida Beach was honored with naming rights to their function room. Club Vice President, Murray Horbury thanked the land estate development and welcomed John Perry on behalf of Florida Beach to cut the ribbon, officially opening the room to the public. The Function Room is available for hire by contacting the club.

Port Bouvard Surf Life Saving Club is a great community organisation that promotes water safety, education and community involvement. On Saturday 5th September, the Peel Chamber of Commerce held their annual Business Excellence Awards Ceremony for 2015. It is hoped that this $50,000 will assist the club to build a much need second storey on the building. Currently key areas of the building are being used for storage due to a lack of space. Florida Beach Partnership have assisted the club in the past with the purchase of a rescue boat and will continue their support by providing the club with a new watch tower this year. The club promotes a healthy lifestyle and parents and their children who live in the area are involved in the club.”

Home owners in the Peel Region have two very good reasons to be smiling this week.

One is that the Reserve Bank have decided to keep interest rates on hold at a record 2.5% low for the ninth month in a row. This move offers great stability to home buyers and will assist in retaining confidence in the real estate market.

The other good news story is the release of REIWA’s quarterly sales statistics. Home owners can rejoice that in the first three months of this year, nearly all Peel Region suburbs with more than 30 sales continued to climb in value.

The highest performers for the March 2014 quarters are…

1. Madora Bay up 6.3%     2. Dawesville up 3.9%     3. Falcon up 3.6%     4. Silver Sands up 2.4%     5. Greenfields up 2.1%

At the beginning of 2013, we predicted a year of growth and increased confidence in the real estate market. This prediction proved to be quite accurate, particularly in the number of sales for the Mandurah Murray Region.

The release of REIWA’s official sales results confirm a healthy 53% increase in the number of sales in the December quarter from 2011 to 2013. Prices in general have also been increasing for most suburbs across the region.

The highest performing suburbs for the December 2013 quarter were…

1. Wannanup          +12.2%

2. South Yunderup   +5.5%

3. Dawesville           +4.2%

4. Silver Sands        + 2.6%

5. Dudley Park         + 2.3%

Only suburbs with more than 30 sales are included in this list.

It’s good to see some price movement in the southern corridors of Mandurah, however there are still some exellent value for money properties available for first home buyers. Florida Beach in Dawesville is currently offering homesites from $130,000. There is very little opportunity to purchase land approximately 500 metres from the beach, in this price bracket, anywhere else along the coast.

The Mandurah Murray Region was also very successful in REIWA’s Top 10 Regional Localities, with 3 Mandurah suburbs appearing on the list. Wannanup was the biggest winner with a massive 21.8% annual growth for 2013. Coodanup rated 7th with 12.4% annual growth and Mandurah was 8th, having achieved a mentionable 10.5% annual growth.

As many of you will have noticed, lot sizes in Western Australia have been diminishing over the years. Twenty years ago the standard lot size was a quarter acre (1012m2). By 2000, this had shrunk to an average of 700m2. Latest statitistics reveal that the average lot size is now just 415m2. That’s a whopping 40% reduction in just 13 years!

So, why are developers selling such ‘small’ parcels of land? Affordability is certainly an issue, however the main reason for shrinking homesites is planning and zoning laws laid out by the Western Australian Planning Commission. These laws limit the developers to the size of blocks that can be created. The laws are designed to increase the density of housing and reduce the ‘sprawl’ of suburbs. In recent years, builders have begun to adapt their house plans to fit on lots as small as 200m2 with 10m frontages.

However, sales statistics suggest that buyers would still prefer to live on a larger sized block. Developers who still have homesites available above the average size of 415m2 are finding that these lots are selling much quicker.
