After announcing that changes to the First Home Owners Grant (FHOG) would take place on September 15th, the State Government has now revised the onset of these changes to approximately the end of October 2013. The change in legislation will eventually affect first home buyers of both established properties and those who choose to build.

For those who are building a new house, the FHOG will increase from $7,000 to $10,000. The delay of this increase will only affect those who have already signed up for construction. We encourage first home builders to still secure their land but hold off on the construction paperwork until the changes to legislation have taken effect.

For the 70% of first home buyers who are looking at buying an established property, the delay in the amendment is of an advantage to you. The FHOG for established properties will be dropping from $7,000 to just $3,000 when legislation goes through. We encourage you to secure your dream home and save $4,000 before the end of October.

Whichever way you decide to go, you can rely on H&N Perry to assist you in navigating the purchase of your first home. We have a large selection of land and established homes available. Call one of our friendly Sales Representatives on 9535 1822 and take your first step onto the property ladder today.

When it comes to selling anything it is important to present it in it’s best light. This could never be truer for residential homes. Often it’s the presentation and cleanliness of a home that tip a buyer towards one property or turns them off another. Here are some helpful hints to make your property stand out above the rest…

First Impressions Count

As the old adage goes, “You never get a second chance to make a first impression.” Make sure that your property is ready for photographs and inspections when you list it for sale. Once a buyer has viewed your house on the internet you won’t get a second chance to do the dishes or make the beds etc. – so make your first impression a good one.

Clean Clean Clean!

Seeing other people’s mess in what could be their home is often a deterrent to buyers. Whilst it’s not always possible to keep your home in display house condition, kitchens and bathrooms are important areas to keep clean and tidy. Open the windows to let fresh air in when the property is being inspected.

A Place For Everything And Everything In It’s Place

Clutter can make rooms appear to be smaller that they actually are. By clearing rooms and benches of personal items buyers can fully appreciate the space that is available.

Man’s Best Friend

You may love your furry friends, but potential buyers may not! Try and eliminate pet odours and fur, make sure your lawn is clear of excrement and if possible take your pets out when you have an inspection.

How you present your property can have a huge impact on the sales price achieved. Ask one of our Sales Representatives how you can improve your chances of a quick sale when you get your appraisal. Call H&N Perry Real Estate on 9535 1822 today.
