Housing affordability is a topic that is covered regularly in the media. There are many claims that housing in Western Australia is unaffordable however the facts would suggest that this is not the case. Housing affordability is calculated by taking into account a household’s entire income compared to the size of the mortgate or rent payable. It is expected that no more than 30% of a household’s income should be spent on rent or repayments in order for it to be considered affordable.

Statistics released by the Real Estate Institute of Australia (REIA) show that at the end of the 2012, the proportion of family income need to meet mortgage repayments in Western Australia was 22% compared with the national average of 30.4%. For renters, the proportion of family income needed to meet rent repayments was 21% compared to the national average of 23.9%. These figures indicate that the majority of Western Australians are able to afford to either rent or purchase a property comfortably.

It looks as though Mandurah is set to become one of the nation’s hottest property locations according to professional property analyst Terry Ryder.

Last week The Sunday Times reported the results of Mr Ryder’s Quarterly Ryder Report.
