In a historic move, the Reserve Bank of Australia lowered the official interest rate to 2.5% today. This is the lowest interest rates have been since 1959! The National Australia Bank has already confirmed that it will be passing on the full discount to it’s customers. This is fantastic news to home owners and property investors who now have the opportunity to pay off their home loans faster.

It is also a great opportunity for those who have been waiting to enter the property market to take full advantage of these historically low interest rates. Lending facilities are offering a variety of loan types including fixed interest loans and partly fixed loans. So, if you are worried about fluctuating mortgage repayments, now would be an ideal time to lock your mortgage in at an excellent rate that is affordable.

The economy in Western Australia has remained strong for several years and it is predicted that it will remain strong for many more due to the mining resources sector. Property values have been climbing steadily since the beginning of the year however Mandurah still has some of the most affordable beachside property in WA.

H&N Perry strongly suggest that now is the time to talk to your Mortgage Broker or Lend and find out what your borrowing capacity is. Whether you are a first home buyer, investor, upsizer or downsizer, we have a huge range of property for sale that would suit your needs. Call one of our experienced Sales Representatives today on 9535 1822 or drop into our waterfront office on Mandurah Terrace to see what we can do for you.

Housing affordability is a topic that is covered regularly in the media. There are many claims that housing in Western Australia is unaffordable however the facts would suggest that this is not the case. Housing affordability is calculated by taking into account a household’s entire income compared to the size of the mortgate or rent payable. It is expected that no more than 30% of a household’s income should be spent on rent or repayments in order for it to be considered affordable.

Statistics released by the Real Estate Institute of Australia (REIA) show that at the end of the 2012, the proportion of family income need to meet mortgage repayments in Western Australia was 22% compared with the national average of 30.4%. For renters, the proportion of family income needed to meet rent repayments was 21% compared to the national average of 23.9%. These figures indicate that the majority of Western Australians are able to afford to either rent or purchase a property comfortably.

Mandurah is a particularly affordable area to live. In fact, Mandurah suburbs have consistently appeared in Landgate’s Top Ten Most Affordable House Sales every week. Recently a 3×1 home on a 1204m2 block in Falcon sold for just $290,000. To be able to buy a house on a quarter acre lot within 1km of the beach is amazing value for money! For renters, Mandurah is equally as attractive with a median rent of $370 per week compared to $480 per week in the Perth Metro area.

Whether you are interested in buying, selling or leasing a property, Mandurah’s longest established real estate agency can help you. Call H&N Perrry on 9535 1822 or visit our waterfront office on Mandurah Terrace.

Well, most parents packed their children off to school this morning for the start of Term 3. With the kids back in the classroom and off your hands, there’s never been a better chance to catch up on all of those things you’ve been meaning to do around the house.

Spring is just around the corner which has traditionally been the highest season for selling property. If you’re thinking about selling this Spring, now is the time to start preparing your home for sale. A good start is to pack away all of those items that clutter up our homes. A clutter free home gives the feeling of spaciousness and helps make rooms feel larger. Wall chips can be patched and general maintenance should be undertaken (leaky taps etc.).

Winter weather often wreaks havoc on our gardens and outdoor areas but it is also an ideal time to plant with plenty of moisture in the soil and Mother Nature taking care of the watering. By planting now your gardens should be in full bloom by Spring. It would also be a good idea to clean out the gutters to prevent any overflow which could cause damage.

When you list your property with H&N Perry our Sales Representatives can provide you with handy advice on how to make your home more attractive to buyers. Often it’s the little things that can make all the difference to a prospective purchaser’s view. Call H&N Perry today on 9535 1822 to discuss listing and preparing your house for sale.

It looks as though Mandurah is set to become one of the nation’s hottest property locations according to professional property analyst Terry Ryder.

Last week The Sunday Times reported the results of Mr Ryder’s Quarterly Ryder Report. Mandurah residents should be pleased to hear that Mandurah was the only WA inclusion in the national list “10 Locations Set To Zoom IF…”. Mr Ryder was quoted as saying “after four to five years of poor performance, (it) is showing signs of a comeback, assisted by its popularity with mining personnel who choose the region for its water based lifestyle. Gavin Hegney from Hegney Property Group also added, “There is a lot going for it (Mandurah). It has some of the cheapest beachfront land in Perth. I like Halls Head, Falcon and there’s some interesting options near the estuary. I also like some of the northern areas like Madora Bay…”.

Mandurah is indeed one of the most affordable regions to live considering the lifestyle opportunities that it offers its residents. In fact, Landgate’s data reveals that 3 out of the cheapest 10 property sales in WA last week were Mandurah suburbs. The week before that Mandurah suburbs appeared in 4 out of the 10 cheapest sales across WA. If you want to get a bargain, we would suggest you don’t wait too long. Mandurah suburbs have also appeared in the Highest Number of Sales in WA for the last 3 weeks proving that its popularity is climbing steadily.

If you’re looking at buying or selling in the Mandurah region, let Mandurah’s longest established real estate, H&N Perry look after you. Our sales reps can provide you with a genuine appraisal on your property’s value and show you some of the great value for money real estate that is available on today’s market. It’s facts like these that make Madora Bay ‘the right side of the road’.

When it comes to livability, Madora Bay tops the lot. It’s located just north of Mandurah with easy access to Perth via the Freeway and public transport links. It’s residents enjoy the advantages of having quality school and shopping facilities located close by without having any of the traffic. It is also close to the newly built Mandurah Surf Life Saving Club.
