Everybody knows that a vacant property is worth much less than one that is tenanted. This couldn’t be more true for commercial properties which are valuated by their rental income and strength of lease.

This year alone, H&N Perry have signed up new leases for five different commercial buildings. These have ranged in size from 45m2 to 700m2, with a variety of uses including office space, retail showrooms and industrial workshops.

A lease is a legal document, and as such requires a high attention to detail. It is a wise move to use an experienced Property Manager in order to avoid pitfalls that can occur with both tenants and the tax man. Although we are Mandurah’s leading Commercial Property Managers with over $150 million worth of property being managed, we take the time to attend each lease individually, and the proof is in our very low vacancy rate.

H&N Perry’s Commercial Property Managers, Brian Matthews and Jan Wiley are extremely experienced in drawing up and closing lease deals that are beneficial to both the owners and the lessees. Our office is receiving enquiries everyday for industrial workshops, showrooms, retail and office space – and we need more stock to sign them up!

Don’t let your investment sit vacant – call H&N Perry Real Estate today on 9535 1822.

At the beginning of 2013, we predicted a year of growth and increased confidence in the real estate market. This prediction proved to be quite accurate, particularly in the number of sales for the Mandurah Murray Region.

The release of REIWA’s official sales results confirm a healthy 53% increase in the number of sales in the December quarter from 2011 to 2013. Prices in general have also been increasing for most suburbs across the region.

The highest performing suburbs for the December 2013 quarter were…

1. Wannanup          +12.2%

2. South Yunderup   +5.5%

3. Dawesville           +4.2%

4. Silver Sands        + 2.6%

5. Dudley Park         + 2.3%

Only suburbs with more than 30 sales are included in this list.

It’s good to see some price movement in the southern corridors of Mandurah, however there are still some exellent value for money properties available for first home buyers. Florida Beach in Dawesville is currently offering homesites from $130,000. There is very little opportunity to purchase land approximately 500 metres from the beach, in this price bracket, anywhere else along the coast.

The Mandurah Murray Region was also very successful in REIWA’s Top 10 Regional Localities, with 3 Mandurah suburbs appearing on the list. Wannanup was the biggest winner with a massive 21.8% annual growth for 2013. Coodanup rated 7th with 12.4% annual growth and Mandurah was 8th, having achieved a mentionable 10.5% annual growth.

H&N Perry Real Estate pride themselves on helping Mandurah residents achieve the highest possible sales prices for their home. If you’ve been looking for an affordable, decent sized block close to the beach – look no further! Due to public demand for bigger homesites, Florida Beach has just released Stage 12D. This stage consists of 9 level housing sites up to 640m2 – some with 20 metre frontages!

Priced between $155,000 and $165,000, these blocks represent some of the best value for money beachside land on the market. When you take into account the generous $4,000 landscaping allowance plus free colorbond fencing offered to buyers who comply with the early building convenants – this adds up to an excellent deal indeed!

Florida Beach has become an extremely popular suburb for families due to its quiet beachside atmosphere. The suburb also offers residents the choice of public and private primary schools which further adds to its appeal. Other nearby amenities include parks and public open space, an international quality golf course, Port Bouvard Lifesaving Club, child care facilities, boat ramp and BBQ facilities along the Dawesville Foreshore.

Where else can you live this quality of lifestyle for such an affordable price? Florida Beach land sales have been very strong this summer and these lots aren’t expected to last. Take a look at the website floridabeach.com.auand then call Estate Manager Bryan Cusick on 9582 3888 to secure your homesite.

The beginning of 2014 has seen the demand for mid-range properties increase steadily across the Peel Region. Buyers looking to upgrade are seeking out good quality homes in excellent locations priced between $500,000 and $800,000. Modern family homes in this price bracket are being sold extremely quickly. In fact, just recently H&N Perry’s Sales Director, Frank Lawrence sold a home in Madora Bay just 1 week after it was listed for sale at $640,000.

Just this week, the Mandurah suburb of Halls Head was represented three times in Landgate’s Top Weekly Sales list. A property in Aztec Island Retreat was sold for an impressive $1,950,000 propelling the suburb to No.7 in the ‘Top Ten Sales’. With 11 properties sold in Halls Head for the week, it was also No.2 for ‘Numbers Sold’ and No.4 for ‘Turnover’.

REIWA also released data for the year January 2013 to December 2013 which reveals five Peel Region suburbs as experiencing the highest growth in median house prices for regional centres. Wannanup was the highest achiever with 24.4% growth, Coodanup had 12.4%, Mandurah had 10.5% South Yunderup had 8.9% and Greenfields had 8.6%. These figures are extremely good news to home owners across the Mandurah Murray Region.

If you’ve been thinking about selling, but were waiting for the market to improve – now’s the time! H&N Perry Real Estate are receiving call everyday from qualified buyers looking to upgrade. Since its release less than two weeks ago, Stage 17A at Madora Bay has been selling at a frantic pace. Over 80% of this stage has sold already, proving the popularity of Madora Bay as a beachside suburb and also the demand for larger sized lots. Stage 17A consists of 17 fully serviced homesites up to 737m2 and buyers from this stage are also being offered some generous early building incentives including $10,000 cash back and a $4,000 landscaping allowance subject to conditions.

Located just 10 minutes north of Mandurah, Madora Bay offers residents an idealic lifestyle. With pristine beaches, safe local playgrounds and easy access to quality schools, transport and shopping facilities, Madora Bay was reinforced as a quality location when it was recognised by the Australian Bureau of Statistics as Mandurah’s wealthiest suburb in the latest Census.

Large homesites close to the beach are getting harder and harder to come by and sales results have proven that they are in high demand. There are currently only three homesites remaining in Stage 17A, so if size is important to you – get in quick! Luckily there are still a range of affordable homesites up to 574m2 in Stages 16A and 16B available. Whilst blocks in these stages do not benefit from the $10,000 cash back incentives, they do come with generous fencing and landscaping incentives. Naturally conditions apply.

Don’t miss this opportunity to move your family to ‘The Right Side of the Road’. For more information call Bryan Cusick on 9582 0489, visit the sales office on Lord Hobart Drive, Wednesdays, Saturdays and Sundays from 2pm – 5pm or check out the website – madorabay.com.au

As many of you will have noticed, lot sizes in Western Australia have been diminishing over the years. Twenty years ago the standard lot size was a quarter acre (1012m2). By 2000, this had shrunk to an average of 700m2. Latest statitistics reveal that the average lot size is now just 415m2. That’s a whopping 40% reduction in just 13 years!

So, why are developers selling such ‘small’ parcels of land? Affordability is certainly an issue, however the main reason for shrinking homesites is planning and zoning laws laid out by the Western Australian Planning Commission. These laws limit the developers to the size of blocks that can be created. The laws are designed to increase the density of housing and reduce the ‘sprawl’ of suburbs. In recent years, builders have begun to adapt their house plans to fit on lots as small as 200m2 with 10m frontages.

However, sales statistics suggest that buyers would still prefer to live on a larger sized block. Developers who still have homesites available above the average size of 415m2 are finding that these lots are selling much quicker. Families in particular are keen to invest in the lifestyle that a large backyard offers.

Zoning regulations mean that smaller homesites are here to stay. If a large backyard is important to your lifestyle, it is strongly suggested that you invest in land sooner rather than later. H&N Perry are currently selling new homesties in Florida Beach Estate that are a generous 580m2. We also have a large range of private land stock available to suit all budgets and lifestyles. Call 9535 1822 today and secure your family’s future with land.

H&N Perry’s auction of 64 Sabina Drive resulted in a successful outcome when the property was put under the hammer on Saturday. The 4 bedroom, 2 bathroom family home located right on the beachfront at Madora Bay attracted plenty of interest in the lead up to the auction. Despite being a hot and humid morning, a strong crowd of about 30 people turned out to be a part of the action on auction day. When it came down to the crunch, two parties bid competitively with the property finally being sold under the hammer. The owners of the property were extremely happy with the final results.

As with all of our properties that go to auction, H&N Perry conducted an extensive marketing campaign for four weeks prior to the auction day. This campaign included newspaper advertising in the local Mandurah Mail as well as weekend adverts in the Sunday Times and direct email and telephone marketing to our existing database of clients.

The benefits of putting a property to auction over the usual list and sell method is that this saturated advertising campaign not only draws buyers directly to your property, it also puts a set date on the sale which compels buyers into action. Other benefits of auctions are that you are only dealing with cash buyers, therefore there are no conditions attached to the sale which in turn speeds up the settlement of the property.

Frank Lawrence is Western Australia’s leading auctioneer, having won REIWA’s Auctioneering Championship for a record four times. He specialises in both commercial and residential auctions. If results are important to you, call Frank Lawrence from H&N Perry on 0412 903 375 and let him explain the full benefits of auctioning your property.

After the release of REIWA’s latest sales figures, it would appear that the real estate market in Mandurah is offering buyers and sellers some stability this year.

Overall the Mandurah Murray region stayed steady with no change in the annual median house price for the quarter June to September 2013. Annually prices overall have increased by a modest 2.6%

The highest performing suburbs over the last 12 months were…

1.   Coodanup      + 8.8%

2.   Halls Head     + 7.0%

3.   Ravenswood  + 7.0%

4.   Greenfields    + 6.6%

5.   Pinjarra         + 6.3%

Only suburbs with more than 30 sales are included in this list.

These results are a reflection of the continued demand for properties under $400,000. Most houses in this lower quartile price bracket are selling quite fast whilst demand for properties priced in the upper quartile (around $1,000,000) is still slow. However, overall 2013 has seen a steady increase in the number of sales which is positive news for owners in the Peel Region.

H&N Perry are committed to providing our clients with all of the latest sales statistics for the Peel Region. We have been selling and leasing property in Mandurah since 1950 and are specialists in the area. For the first time ever Perth land prices have surpassed all other Australian capital cities to become the highest in the nation. Figures recently released by the Housing Industry of Australia (HIA) reveal that whilst Perth’s average overall price of $240,000 is lower than the national average of $280,000, smaller lot sizes have bought the price per square metre to a staggering $563. This compares to $549 per square metre in Sydney. Perth’s median lot size is now just 427m2.

High incomes in Perth along with consistent population growth have contributed to a high demand for land making it very difficult for first home buyers to get a foothold on the property ladder.

Thankfully for many prospective home owners, there is still an opportunity to purchase affordable land in the Peel Region. There is currently land available in the popular beachside suburb of Madora Bay for just $373 per square metre. This is significantly less than the Perth average of $563 per square metre and is only 40 minutes via the freeway to the Perth CBD. As land stocks closer to the city dry up, coastal land that has easy access to Perth is becoming much more desirable.

If you’re interested in securing some affordable beachside land before it’s too late, take a look at the land on offer at Madora Bay by visiting madorabay.com.au . H&N Perry also have a large range of affordable land listed by private buyers. Call our sales team on 08 9535 1822 or visit the hnperry.com.au website for a full list of properties available.
